What Does a Property Manager Cost in Cataula, GA (31804)?

Round numbers: a three-bedroom in Cataula asks somewhere near $1,750, and a four-bedroom in one of the subdivisions pushes toward $2,500. That gap is the Harris County school district, almost entirely.

Why Harris County changes the math

People move to Cataula for one reason more than any other, and it is the schools. Harris County has its own district, separate from Muscogee, and families cross the county line to get into it. For a landlord that shows up in three ways.

Supply is thin, so a well-priced house has very little to compete with. Tenants tend to stay, because moving out means moving their kids out of the district. And turnover is seasonal in a way it is not in town: the calls cluster around the school year, not around PCS orders.

The flip side is real and nobody selling you management will mention it. The renter pool is smaller too. A Cataula house that comes empty in November can sit while a Columbus house would have leased. Pricing it right the first time matters more here than it does five miles south.

What the 10% covers, and what it does not

The fee covers marketing and showings, tenant screening, the lease, rent collection and follow-up, coordinating maintenance, monthly owner statements, and handling notices and filings when it comes to that. It does not cover the repairs themselves, which are the property's expense, and it does not cover the one-time leasing fee when a new tenant is placed.

Georgia rules, not Alabama

Worth naming, because in this valley it catches people out. A Cataula rental runs on Georgia landlord-tenant law, and a dispossessory is filed in Harris County, with the courthouse in Hamilton. A house a short drive away in Fort Mitchell, Alabama runs on a different state's rules and a different court, even though both tenants may drive to the same gate at Fort Benning. Sometimes no. If you live in Harris County yourself, own one house, are handy, and have the time to answer the phone when a well pump quits on a Sunday, you can manage it. Plenty of people do. Keeping that $175 a month is a real return on your own labor.

The math flips when any one of these is true. You are stationed at Fort Benning and about to get orders. You have already moved and the house is now four states away. You own more than one. Or you have simply had one tenant go quiet on rent and you never want to do that part again. At that point 10% is not a fee, it is the price of not carrying it yourself.
