Full service means we price the home against what has actually leased nearby, market it, screen the applicants, write the lease under the law of the state the house is actually in, collect the rent, handle maintenance, and send you a statement every month. Our management fee is 10% of the rent we collect.

Midland Property Management
Midland is 31820, and here is the thing almost everyone gets wrong: it is Muscogee County. Not Harris. It looks and feels like the county line has already been crossed — larger lots, quieter roads, more space — but the schools are Muscogee County schools.
That single fact decides who applies for your house and how you should advertise it.
Is Midland in the Harris County school district?
No. Midland is Muscogee County, so it is the Muscogee County school district — the same as Columbus. Families specifically seeking Harris County schools need Cataula, Ellerslie, Fortson, Hamilton, Pine Mountain or Waverly Hall instead.
This trips up owners and tenants in both directions. Some owners advertise Midland as though it were the county-line escape and attract families who withdraw once they check. Others undersell it, when what Midland actually offers is real space inside Muscogee County — a shorter commute than Harris County for people who do not need that district.
Say which district it is, plainly, in the listing. The right tenant is out there either way.
Who rents in Midland?
People who want more room than east or south Columbus offers without adding twenty minutes to the drive. A lot of them work in Columbus or at Fort Benning, and many have been in the area a while and know exactly what they are looking for.
They tend to care about the lot, the driveway and storage far more than about finishes. A slightly older house with real yard and a workable garage will out-rent a newer one on a small lot out here every time.
Is this Georgia law?
Yes. Midland is Muscogee County, Georgia, so Georgia landlord-tenant law applies and any eviction is filed in Muscogee County — the same as a house in Columbus proper.
