Full service means we price the home against what has actually leased nearby, market it, screen the applicants, write the lease under the law of the state the house is actually in, collect the rent, handle maintenance, and send you a statement every month. Our management fee is 10% of the rent we collect.

Hamilton Property Management
Hamilton is the county seat of Harris County. The courthouse is here, which matters more to a landlord than it sounds: if you ever have to file on a tenant anywhere in Harris County — Cataula, Ellerslie, Fortson, Pine Mountain, Waverly Hall — you are filing in Hamilton, not Columbus.
It is also a genuinely small town in a county people move to on purpose, for the school district. That combination shapes everything about renting here.
What is the rental market like in Hamilton?
Small and slow-moving in the best sense. There are not many rental homes in Hamilton at any given time, they take longer to lease than a Columbus house, and the tenant who takes one usually stays for years rather than months.
Owners coming from a Columbus mindset find the first part uncomfortable. Three weeks with no application in Hamilton is not a warning sign. The pool of people looking is genuinely small — but everyone in it chose Harris County deliberately, usually for the schools, and they are not planning to move again next summer.
Fewer showings, better tenants, longer stays. If you are renting a Hamilton house you should be optimising for the tenant you keep, not the speed of the first signature.
What do renters ask about Hamilton?
Schools first, almost always — Harris County is a separate district from Muscogee and that is why most of them are looking here. After that: the commute to Columbus, the yard, and how far things are.
Callaway Gardens is just down the road in Pine Mountain, and it comes up more than you would expect. For families moving into the area it is part of why they picked this end of the county rather than a subdivision closer to town. Worth mentioning it in a listing — it is a genuine draw, not a throwaway line.
Is this Georgia law?
Yes. Hamilton is Harris County, Georgia, so Georgia landlord-tenant law governs the lease, the deposit and any eviction — filed here in Hamilton. If you also own across the river in Alabama, that property runs under a different statute entirely.

What do you charge?
