Full service means we price the home against what has actually leased nearby, market it, screen the applicants, write the lease under the law of the state the house is actually in, collect the rent, handle maintenance, and send you a statement every month. Our management fee is 10% of the rent we collect.

Lake Harding Property Management
Lake Harding is the reason some people never leave this valley. It is a working lake on the Chattahoochee — quiet coves, pine on both banks, boats out most of the year because the weather here lets them be. Some mornings the water is glass and you can hear a screen door shut on the far shore.
It also straddles the state line, which makes it one of the more interesting places in the Chattahoochee Valley to own a rental.
What is it actually like to live on Lake Harding?
Slower than anywhere else within reach of Columbus. People here fish, run boats, sit outside, and drive into town when they need to. It is close enough to commute and far enough that the weekends feel like somewhere else entirely.
That is what you are renting. Not square footage — the dock, the view, the evenings. Tenants who take a lake house are choosing a way of living, and they behave differently to city renters. They stay longer, they treat the place as theirs, and they are far more likely to renew.
Which state is the house in?
Depends on the address. The lake spans the Georgia–Alabama line, so some Lake Harding properties sit in Harris County, Georgia and others in Russell or Lee County, Alabama. That determines which state law governs your lease.
This is the first thing we confirm on a lake property and it is not a formality. Two houses looking at the same water can be under two different statutes, with different deposit rules and different courthouses. Get it wrong on the lease and you find out at the worst possible moment: Georgia vs. Alabama for rental owners.

Is a lake house harder to manage?
It has more to look after. Docks, shoreline, boat access and often well or septic — none of it difficult, all of it needing to be written into the lease so responsibility is clear before something needs attention.
Waterfront also rents seasonally in a way inland houses do not. Interest climbs hard in spring and cools in autumn. Time the lease so it comes back to market when people actually want a lake house, and you will not spend a February wondering where everyone went.
What do you charge?
Ten percent of the rent we collect each month, plus a one-time leasing fee agreed per property when we place a tenant. Nothing in a vacant month. The full breakdown is here.
