Our management fee is 10% of the rent we collect.

Smiths Station is 36877, Lee County, Alabama — a real town with its own name, its own schools and its own sense of itself, sitting on the eastern edge of the Columbus commute. Pine, open ground, and enough room between houses that you notice the quiet.

Why do people choose Smiths Station?

Room, a distinct small-town identity, and a commute that still works. It is Lee County, Alabama, so it has its own school system rather than sharing Phenix City or Columbus — and that is the reason many families land here rather than closer in.

It also sits between two economies. Columbus and Fort Benning are one direction, Auburn and Opelika the other. That gives a tenant more than one place to work without moving house, which is unusual for a town this size and part of why the rental market here is steadier than its size suggests.

What does that mean for an owner?

Longer tenancies and lower turnover than anything in Columbus. Fewer applicants come through, but the ones who do are usually settling rather than passing through, and they renew.

Price it against Lee County, not against Phenix City or Columbus. It is a different market with a different school system and it does not track either of its neighbours.

Which state law applies?

Alabama. Smiths Station is Lee County, Alabama, so Alabama landlord-tenant law governs the lease, the deposit and any eviction — filed in Lee County, not Russell and certainly not Muscogee.
