What does a property manager cost in downtown Columbus, GA?
Our management fee is 10% of the rent we actually collect each month. If the house is empty, there is no fee. On top of that there is a one-time leasing fee when we place a tenant, which we set with you per property. No setup charge, no monthly minimum.
That is the number. The rest of this is about whether paying it makes sense for a house in 31901 specifically, because downtown is not the same rental to run as a house in North Columbus or out in Harris County.
What the 10% actually covers
Rent collection and owner draws. Marketing and showings when the unit turns. Tenant screening. Coordinating maintenance and handling the after-hours calls. Lease enforcement, notices, and walking a dispossessory through Muscogee County Magistrate Court if it comes to that. Monthly statements and year-end paperwork.
What it does not cover: the cost of the repairs themselves, and the leasing fee when we put a new tenant in place. Anybody quoting you a management fee that quietly includes turnover work is either charging more somewhere else or not doing the work.
Why the downtown math is different
Two things about 31901 change the calculation, and neither one shows up in a generic pricing article.
The buildings are old. Downtown is the oldest built stock in Muscogee County. A lot of it predates 1978, which means the federal lead-based-paint disclosure applies before a tenant signs anything, and it means the maintenance calls run toward plumbing, wiring, and things a 1930s house does that a 2015 house does not. A self-managing owner who works days does not get to choose when a cast-iron drain line decides to go.
The units are often split. Older downtown houses have been carved into A and B units for decades. Two tenants under one roof means two leases, two screenings, two rent ledgers, and one shared water heater that somebody has to referee. That is the specific thing owners underestimate about downtown, and it is where a manager earns the 10% fastest.
Is it worth it if I only own one house?
Usually, if you do not live here or do not want the phone. The honest test is not whether you can collect rent. Most people can. It is whether you can screen properly, get a unit turned and re-leased quickly, and handle a bad month without it costing you more than the fee did.

The renter pool downtown is not the one you are picturing
Columbus State University's RiverPark campus and the riverfront are both in 31901. That means the applicant pool downtown includes students, downtown employees, and soldiers who would rather walk to dinner than mow an acre. Priced right, a downtown unit leases to a different renter than a Harris County house does. Often faster, often shorter-term, and screening matters more, not less.
That is also why a manager who treats every Columbus ZIP the same tends to underprice downtown or hold it empty too long.
