Phenix City Property Management
Phenix City sits on the far bank of the Chattahoochee looking straight at downtown Columbus, and the two towns stopped pretending to be separate places a long time ago. The whitewater course runs between them — you can put a raft in on the Alabama side and take it out in Georgia. The Riverwalk runs both banks. People cross the bridges twice a day and never think about it.
The city does not hide its past. In the early 1950s Phenix City was known nationally as a gambling and vice town, and the killing of Albert Patterson in 1954 brought the National Guard and martial law with it. What came after was a real civic rebuild, and the city has carried an All-America City award since. What you see now is Idle Hour Park, ballfields on a Saturday, a riverfront that has been reclaimed, and one of the faster-growing bedroom communities in east Alabama.
Two local details a Columbus owner should not assume away. Phenix City runs its own school district, separate from Russell County Schools, and that distinction matters enormously to a family with children. And this whole corner of Alabama keeps Eastern time along with Columbus even though Alabama is a Central time zone state, which quietly confuses every out-of-state applicant trying to schedule a showing.
Phenix City is Alabama. Columbus is Georgia. They are eleven minutes apart and they are not the same rental market — different statute, different deposit rules, a different courthouse if you ever have to file. If you own a house here, your lease needs to be written to Alabama law. Not Georgia law.
I say that first because it is the thing owners find out last.
Most people who call me about a Phenix City house have been handed a lease their Columbus agent used on a Columbus property. It looks fine. It reads fine. It was written for a different state. Nobody notices until there is a deposit dispute or a tenant who stops paying, and by then the paperwork you are relying on was built for the wrong side of a river.
Does it really matter which side of the river the house is on?
Yes. Alabama governs deposits, notice periods and eviction for a Phenix City property. Georgia governs all three for a Columbus one. An eviction here is filed in Russell County, not Muscogee. The marketing, pricing and screening are identical — the legal wrapper is not.
We manage houses on both sides of the river. We do not run an Alabama property on Georgia paperwork, and I would be careful with anyone who tells you the difference is academic. It is academic right up until the week it costs you two months of rent.

Who actually rents in Phenix City?
Mostly people who work in Columbus. The commute downtown is short enough that plenty of households choose the Alabama side on purpose. They earn in Georgia, live in Alabama, and register their vehicles and licenses in Alabama.
Here is the part that costs owners money when a manager does not understand it: those applications look strange on paper. Georgia employer, Alabama address, or a file that has crossed the line twice in four years. A screener working from a checklist sees instability and declines. I see a normal Chattahoochee Valley household, because that is what most of this market looks like.
Decline enough of those and you will sit vacant for six weeks wondering why the applications dried up.
The other steady group is Fort Benning. The drive from parts of Phenix City and Ladonia to a Benning gate beats the drive from a good deal of north Columbus, and soldiers work that out fast. Cost per square foot on this side of the river tends to be lower too, which is exactly why a family stretching a housing allowance ends up looking here.
What will it rent for?
I will not give you a number on a webpage, and I would be suspicious of anyone who does. Rent on this side of the river moves with the specific street, the age of the house, whether the yard is manageable, and what is competing that month within a couple of miles.
What we will do is price it against what has actually leased near you recently, tell you what we think it does in thirty days, and tell you plainly if we think you are expecting too much. A house priced a hundred dollars high sits, and a house that sits costs you far more than the hundred dollars ever earned.
What do you charge?
Ten percent of the rent we collect each month, plus a one-time leasing fee when we place a tenant, which we agree with you per property. If the house is empty and no rent comes in, there is no management fee that month.

Ladonia, Fort Mitchell, Seale and Hurtsboro, plus Smiths Station and Salem over in Lee County. All Alabama, all the same legal footing, all handled the same way.
