Full service means we price the home against what has actually leased nearby, market it, screen the applicants, write the lease under the law of the state the house is actually in, collect the rent, handle maintenance, and send you a statement every month. Our management fee is 10% of the rent we collect.

Ladonia Property Management
Ladonia is the part of Russell County that most people drive through without realising they have left Phenix City. It shares the 36867 and 36870 ZIPs, sits right against the city, and gives you a little more room and a little less traffic while keeping the bridge into Columbus about as close as it gets on this side of the river.
For a tenant working in Columbus who does not want to live in Columbus, it is one of the shortest commutes in Alabama.
How is Ladonia different from Phenix City?
Mostly feel and lot size. Ladonia is unincorporated Russell County rather than inside the city, which generally means more space around the house and a quieter street for a similar rent. Same county, same Alabama law, same drive into Columbus.
Because it shares ZIP codes with Phenix City, plenty of listings simply say Phenix City — and owners lose the specific appeal in the process. If your house is genuinely in Ladonia, say so. The people looking for a bit more elbow room on this side of the river are searching for exactly that.
Who rents here?
Columbus and Fort Benning workers who want an Alabama address and a short drive, plus families who have been in Russell County a long time and are not planning to leave it.
They come with the same cross-river profile you see everywhere on this side: a Georgia employer, an Alabama address, sometimes both states in the last five years of history. That is normal here. A screener who treats it as a red flag will decline perfectly good applicants every month.
Georgia or Alabama law?
Alabama. Ladonia is Russell County, Alabama, so Alabama statute governs the lease, the deposit and any eviction — filed in Russell County, not Muscogee. Being a few minutes from Columbus changes nothing about which law applies.
